The straight version
I shoot every format the listing needs.
I shoot listings the same way I shoot everything else: verticals actually vertical, color that matches the room you stood in. Windows show the yard instead of blowing out white. And since I do the video too, the stills, the walkthrough, and a vertical reel for your Instagram can all happen in one visit. The listing looks like one listing everywhere it shows up.

A walkthrough cut for how buyers actually watch, on a phone. The unbranded MLS version is included, and I can shoot a vertical reel for your socials in the same visit.
Twilight exteriors and a full media day (photo, video, and reel in one visit) get quoted on the call. You get the exact number for your square footage, in writing, before anything is scheduled.
MLS & licensing
Done the way the MLS wants it.
Every video comes with an unbranded public version, which is what the MLS requires. You get a written license that covers the listing and your own marketing, no per-use fees. And I don't edit anything that would misrepresent the property. I fix light and color. I never change the house itself.

How much does real estate photography cost in Lincoln?
Listing photos start at $175 and a listing video starts at $250. Those are the same numbers on my Google profile, and you get the exact figure for your square footage before anything is scheduled. I'll price twilight exteriors and a same-visit photo-plus-video day on a quick call.
How fast do I get the photos?
We agree the delivery date before I shoot and it goes in the quote in writing, so you can plan the listing around a date instead of a hope. Tell me when it needs to be live and I'll tell you straight whether I can hit it.
Do you shoot vertical reels for Instagram?
Yes, and I shoot them vertical, not cropped out of the horizontal footage after the fact. If the listing needs one, say so and I'll do a separate pass for it during the same visit.
Is the video MLS-compliant?
You get an unbranded version of every video, no agent promotion baked in, which is what the MLS requires for public content. The branded cut is yours for Instagram, Facebook, and your own site.
Who owns the media?
I keep the copyright, which is how listing media works in the Great Plains MLS, and you get a written license covering the listing and your own marketing. No per-use fees, no takedowns mid-listing.
Can the seller still be living there?
Yes, occupied homes are normal. I work room by room and I'll flag anything worth moving before I shoot it. Light and color get corrected in every photo; the house itself never gets altered, because a photo that misrepresents the property is a problem for you, not just for me.
Do you cover Omaha?
Lincoln and Omaha both, no travel fee between them. Farther out, I'll quote it plainly on the call.
